Position: Maintenance Supervisor

Location: Essex, MD

Pay: $70k/year

Type: Full-time; Direct Hire

Schedule: 1st Shift

HireOne Staffing is seeking a Maintenance Supervisor to join a growing and dynamic team! 

Job Description:

1. Supervise, train, and support the on-site maintenance team
2. Assign and prioritize daily work orders and maintenance tasks
3. Ensure service requests are completed within 24 hours
4. Oversee apartment turns and ensure units meet company standards
5. Inspect buildings, grounds, vacant units, and property systems regularly
6. Coordinate preventative maintenance and curb appeal initiatives
7. Troubleshoot and repair HVAC, plumbing, electrical, and general maintenance issues
8. Assist with maintenance work orders and emergency repairs as needed
9. Manage maintenance inventory, supplies, and equipment
10. Schedule and oversee outside vendors and contractors
11. Maintain accurate maintenance records and reports
12. Ensure compliance with safety standards, Fair Housing regulations, and company policies
13. Complete and approve payroll through ADP
14. Maintain clean, organized maintenance shops and work areas
15. Participate in a 24-hour on-call rotation:
16. Respond to calls within 15 minutes
17. Arrive on-site within 30 minutes when required
18. Perform snow and ice removal during winter weather events
19. Travel between properties as needed
20. Perform additional duties as assigned

Position Requirements:   

1. High school diploma or equivalent required
2. HVAC certification required
3. Minimum 3 years of residential maintenance experience, including supervisory responsibilities
4. Valid driver’s license required
5. Reliable transportation required during all scheduled shifts
6. Ability to lift up to 50 pounds and perform physical repair work
7. Must provide reliable phone and email contact information
8. Must supply and maintain tools necessary to perform daily job duties
